Can I rent a room or studio in one of the homes?
You can rent a room or studio if you are a student. This can be at the University, the Conservatorium or Hoge School of Maastricht.
What is the price of the rooms and studios?
The rental price depends on the surface, on the type of accomodation and facilities. This price excludes the service costs for water, electricity, heating, internet, cleaning of the joint spaces, use of the laundry machine, etc. This varies per house. So your total price includes rent and service fee.
Is rental allowance (huurtoeslag) possible?
Yes, when you are older than 23 you can apply for rental allowance. The amount you can get depends on your own financial situation. More information about the rental allowance can be found on the website of the tax agency.
When do I pay my rent?
You will pay the rent and service costs via a bank transfer ahead every month. The amount must be on the bankaccount of Happy Home latest 1st of the Month. You’ll receive an invoice every month.
How much do I pay in the first month?
The first month is slightly different from the rest of the months. Before the first month you have to pay the rent for the first month of the contract plus the deposit (one month and a half). This money needs to be paid before you can receive the keys.
What's the deposit?
We use a refundable deposit of one and a half month of rent. If you leave the studio in good condition (cleaned and without personal belongings), you will receive your deposit back. A professional cleaning company will clean your room after the final check.
What is included in the price?
The monthly price includes all costs for renting and extra services: rent, advance electricity, heating, water, internet, cleaning of joint spaces. The amount depends on the accomodation, facilities and services.
What comes with the room or studio?
Most of the accommodations are fully equipped with the basic needs: a bed, a closet for your clothes, a table with a chair. We'll specify this when we offer the possibility for renting. Bedding, cutlery and other small furniture are not included.
What do I have to bring myself?
It depends per accomodation but kitchen tools, bedding and other small furniture are not present while moving in. We recommend you bring those yourself.
Can I live here with two people?
The rooms are made for one person only. It is therefore not allowed to rent a room with two persons. However, some studios can be rented by 2 people.
What is the renting process?
When interested in a room or studio you can let us know via the registrationform. You will receive an intake form, which we use to check if you qualify as a tenant. If this is the case and we have a vacant accomodation, we will contact you. If we agree on a mutual collaboration, we'll send you a contract. After signing the contract you will receive an invoice for the first month and deposit. As soon as this is paid, and the contract starts, you will receive your key.
What is needed for the intake form?
To see if you qualify to live in one of the homes, we ask you to provide us with some documents. You will need to fill in your personal information, send us a proof of enrollment and a copy of your student card.
What’s the payment process?
You pay the rent one month in advance and it must be paid before the first of the relevant month. You will receive a monthly invoice by email which you have to pay. For example, you will receive an invoice for the rent of May mid-April via email.
How's the cleaning organized?
You are responsible for cleaning your own room or studio, including the balcony (if present). For the joint spaces a professional cleaning company comes every 2 weeks. In between you need to keep the spaces tidy together with your fellow students.
After your lease period, a professional company will carry out a final cleaning in your room or studio.
What about smoking, alcohol and drugs?
We like to keep our houses a pleasant place to stay for all the tenants and therefore it is not allowed to smoke inside your room or studio. Any tracks of smoking (visual or smell) must be removed, the costs will be deducted from the deposit.
Drugs (dried or as plants) are forbidden at the property completely, inside as well as outside.
Alcohol consumption is allowed in a healthy and pleasant way.
Are pets allowed?
All pets are forbidden in the rooms and studios.
What's the registration process in the Netherlands?
If you come to the Netherlands to study, you will need to register at the local municipality. You will also need a Citizen Service Number (Burgerservicenummer, BSN) for your dealings with the Dutch authorities.
Once you have signed the housing contract you can register at the municipality with the address mentionned in your contract. Registration with the municipality of Maastricht can be done here.
